Two houses ten minutes apart can sit under different local governments. Las Vegas itself, North Las Vegas and Henderson are incorporated cities, while Spring Valley, Enterprise and Sunrise Manor are unincorporated towns run by Clark County. A deed of trust foreclosure follows Nevada state law everywhere in the valley, but the age of the house, the HOA layers above it and the local permit office all affect how a sale plays out.

One thing does not change by neighborhood: we are a cash buyer and nothing more. The name of this site is a search phrase, not a promise. We cannot stop, delay or negotiate a foreclosure, and for many owners talking with the loan servicer, a free HUD-approved housing counselor, the Nevada Foreclosure Mediation Program or a Nevada attorney is the better first call. Nevada law also gives owners in foreclosure specific protections when they sell to a buyer like us, including written contract requirements and a right to cancel after signing; the details are in Nevada Revised Statutes chapter 645F, and any contract deserves a review before you sign.

The seven areas, one at a time

North Las Vegas

Patterns that cut across neighborhoods

Newer master-planned areas usually mean more association involvement, and in Nevada an HOA lien works differently from a mortgage default; our page on delinquent HOA assessments and liens explains the distinction. Older areas often mean longer ownership, which is why the questions on a reverse mortgage that has become due come up most often on the east side and in long-settled parts of Henderson.

If a notice has not arrived yet, the guide for owners a few months behind on payments is the better starting place than any area page. If a sale date is already posted, what is realistic once a trustee sale is set is more useful, because at that stage the questions are about time and paperwork rather than neighborhood.

What stays the same everywhere
