Howard Hughes acquired a large tract on the valley's western rim decades before it was developed. His company Summa announced Summerlin in 1988, naming it for his paternal grandmother, Jean Amelia Summerlin, and development began in 1990 with the first village, The Hills. Later villages pushed west toward Red Rock Canyon, and Downtown Summerlin became the shopping and dining center.

Much of Summerlin lies inside the City of Las Vegas, but part of it, generally the Summerlin South area, is unincorporated Clark County. Which side you are on affects permits and local services, though the foreclosure process follows the same state law either way.

Early villages and newer western ones

Homes in the first villages, such as The Hills, are now more than three decades old and often carry original roofs, pool equipment and interiors. Neighborhoods west of the 215 Beltway, in the Summerlin West association area, are much newer. A dated 1990s house and a recent build call for very different pricing conversations, and the older one is where an as-is sale tends to make the most sense.

Downtown Summerlin and Red Rock

Most residents orient themselves by Downtown Summerlin, the open-air shopping district near the 215, and by the Red Rock Canyon National Conservation Area along the western edge, which sets the backdrop for the newest villages.

Fair Questions, Plain Answers

Do I have to pay all my Summerlin associations at closing?

Generally, any past-due assessments and fees owed to each association are settled from the sale proceeds when escrow closes, along with the mortgage payoff. The title company requests a statement from each association. Asking for those numbers early helps you see what a sale would actually leave you, and whether catching up is more practical.

Will you buy a Summerlin home that needs updating?

Yes, we buy as-is, including homes from the early villages that may need new flooring, roofs or systems. Because many Summerlin homes carry equity, compare our offer with what an agent expects after modest updates. Choosing whichever leaves you better off is the right call, even if that is not us.

Can a cash buyer help if I am underwater?
