How Spring Valley came to be

Pardee Homes bought land here in 1970, near the site of the old Stardust International Raceway, and began a master-planned community it named Spring Valley for its view of the Spring Mountains. In May 1981, residents worried about annexation asked the Clark County Commission to create an unincorporated town, and the commission agreed. Clark County still provides its government, so code and permit questions go to county offices.

Three decades of building

Most homes date from the 1980s through the 2000s. Early tracts tend to be single-story stucco on modest lots, often without an association, while later sections added gated communities, golf-course neighborhoods and condominium complexes with their own HOAs. A buyer's interest, and an owner's options, can differ a great deal from one block to the next.

Rented houses and accidental landlords

Being close to the Strip and the resort corridor has long made Spring Valley popular with renters, and plenty of owners here moved out and kept the house as a rental. If a tenant is in place, Nevada landlord-tenant law still governs the lease after any sale, so the lease, deposit records and rent history should be ready before you talk with any buyer or agent.

Local reference points

Two places anchor how people describe this part of town:

  • Spring Mountain Road and Chinatown: Clark County designated the pan-Asian corridor as Chinatown in 1996, and it remains one of the busiest commercial strips in the west valley.
  • Desert Breeze Park: a sizable regional park run by the county on Spring Mountain Road with athletic fields, a skate park and a dog park, not yet fully built out.

Condos and townhomes

Spring Valley has more attached housing than many suburbs. Condo owners who fall behind deal with both a lender and an association, and resale can depend on the complex's finances, since some lenders look closely at a complex's reserves and pending lawsuits before approving a loan. Ask your HOA manager for a ledger and the resale package before making plans.

Fair Questions, Plain Answers

Is Spring Valley part of the City of Las Vegas?

No. It is an unincorporated town governed by Clark County, even though mail often uses a Las Vegas address. That matters for permits, code enforcement and some local fees. The foreclosure process itself follows Nevada state law, and documents are recorded with the Clark County Recorder, the same as for city addresses.

Can you buy a condo where the HOA is in trouble?

Sometimes. A complex with low reserves, litigation or high delinquency can be hard for financed buyers, which is where a cash buyer may fit. We will look at the association documents and tell you plainly whether we can make an offer. An agent familiar with condos is worth asking too.

How late in the process can a cash sale close?

Only before the scheduled trustee sale, and only if title, payoffs and paperwork can be completed in time. We cannot promise a closing speed and cannot ask the trustee to wait. If the date is close, talk with a Nevada attorney about your rights while you weigh any sale.
