A city of its own, not a Las Vegas neighborhood

People often lump it in with Las Vegas, but North Las Vegas was incorporated as a separate city on May 1, 1946. Building permits, code enforcement and city services come from the City of North Las Vegas, while deeds and foreclosure notices go on file at the Clark County Recorder, and the trustee process follows Nevada state law, the same as anywhere else in the valley.
The older core near the original townsite
The community traces back to early settlement near where Jerry's Nugget stands today, and took the North Las Vegas name in 1932. Housing closer to that older core tends to be smaller single-family homes on established lots, often without an HOA. Older systems, deferred repairs and long-term rentals are common reasons owners there want an as-is sale.
Aliante and the northern master plan
Aliante, launched in 2003 by American West Development and North Valley Enterprises, filled much of the city's northern edge in phases, with the Aliante Nature Discovery Park at its center. Homes there generally carry master association dues and sometimes a sub-association, so an owner who falls behind can face an association lien as well as a mortgage problem.
Places locals use to describe where they live
Craig Ranch Regional Park
The park sits on the former Craig Ranch Golf Course, which dated to 1962. The city bought the course in 2005 using federal land-sale funds and opened the finished regional park in 2013, with an amphitheater, dog parks and a large skate park. Homes around it are a mix of eras, which is typical of North Las Vegas as a whole.

Where a cash sale fits, and where it does not

When the trouble started with income

When a tenant lives in the house
Some owners in the older core rent their houses out. A tenant in place does not prevent a sale, but Nevada landlord-tenant rules still apply and an existing lease generally stays with the property, so tell any buyer about it at the start.

Fair Questions, Plain Answers
Does it matter that North Las Vegas is a separate city?
For the foreclosure itself, not much. Nevada state law governs deeds of trust across the valley and the Clark County Recorder handles the filings. The city matters for permits, code violations and any city liens, which can affect a sale. If you have open code cases with North Las Vegas, mention them early so a buyer or agent can account for them.
Can you buy a house in Aliante that has HOA dues past due?
Often, yes. Past-due assessments are typically paid out of the sale proceeds when you close, just as your mortgage payoff is. Before deciding, ask the association for a payoff and whether a payment plan is available, because catching up with the HOA may solve the problem without selling at all.
Will you stop my trustee sale if I sign with you?
