Centennial Hills: many subdivisions, many HOAs, one honest option
Centennial Hills is not one community but a district of separate subdivisions in the City of Las Vegas. Which one you live in decides your association, your home's age and what buyers expect.
- Bought as-is, for cash
- Leave repairs and cleaning to us
- Zero agent commission when you sell to us direct
- Closing on a date you choose
- Nevada-based buyer

Northwest Las Vegas got the Centennial Hills name in a 2001 naming contest. The district lies inside the City of Las Vegas, so city offices handle permits and code. It stretches toward Tule Springs Fossil Beds National Monument to the north and Red Rock Canyon to the west.
Floyd Lamb Park at Tule Springs
The area's best-known landmark began as a working ranch, became a guest ranch in the 1940s for visitors waiting out quick Nevada divorces, and turned into a public park in the 1960s. Its ponds and old ranch buildings are a familiar weekend stop.
Tule Springs Fossil Beds
Just north of the subdivisions, the national monument protects Ice Age fossil sites along the upper Las Vegas Wash. Homes on the district's northern edge back up to open desert rather than more streets, which is part of why the area still feels on the edge of town.
Subdivisions, not a single master plan
Unlike Summerlin, Centennial Hills has no single master developer. It holds dozens of separate communities, among them Providence, Iron Mountain Ranch, Silverstone Ranch, Elkhorn Springs and Skye Canyon, plus custom-home and horse-property tracts. Large-scale building began in the mid-1990s, with most build-out in the 2000s.
Providence
Focus Property Group developed Providence from the late 1990s into the 2000s, making it the largest master plan in the district. Homes there are generally under a master association with neighborhood sub-associations.
Skye Canyon
Olympia Cos. broke ground on Skye Canyon at U.S. 95 and Kyle Canyon Road after the recession and held its grand opening in 2016; Century Communities later acquired the remaining land. These are some of the newest homes in the northwest.
Horse-property and custom lots
Larger lots without an HOA appear in pockets of the district. They tend to need a different kind of buyer, and a cash purchase can suit unusual properties.
If a Sale Is the Path You Choose
Send the address and we will look at the property, the neighborhood and whatever you decide to share. Then we reach out with a few questions and explain any offer in writing, at your pace.
Talking with us never takes other doors off the table. You can still speak with your loan servicer, a HUD-approved housing counselor or a Nevada attorney, and we would encourage it. Prefer a voice? The TALK TO ALEX button rings our line.
Which situation page fits you

Northwest owners tend to arrive with one of three problems, and each has its own page with steps and free resources:
- Income dropped suddenly after a layoff, reduced hours or a health problem: mortgage options after a layoff or medical costs.
- Behind with the association, not the lender, which can happen quickly when a master and a neighborhood HOA both bill: what an HOA lien means for a northwest homeowner.
- A sale date has been posted and time is short: what is realistic after a notice of sale.
If none of those fit and you simply want to understand a direct sale, the step-by-step cash sale process lays it out without any obligation.
Our part, and everyone else's
We are a cash buyer only. We cannot stop a foreclosure, ask for a postponement or negotiate with your lender, and we do not act as foreclosure consultants. Your servicer, a free HUD-approved counselor, the Nevada Foreclosure Mediation Program for owner-occupied homes, a Nevada attorney, bankruptcy counsel, an agent listing or a short sale may serve you better. Nevada law gives a seller in foreclosure written-contract protections and a right to cancel after signing, so have any agreement reviewed. If you would like to see the common questions owners ask before talking with any buyer, answers about selling a house for cash are collected in one place, including what a direct sale cannot do.
Next door, Summerlin's village associations lie to the south and North Las Vegas and Aliante to the east. For more, see every Las Vegas valley area we cover.
Fair Questions, Plain Answers
Is Centennial Hills part of the City of Las Vegas?
Yes. Unlike Spring Valley or Enterprise, Centennial Hills sits within Las Vegas city limits, which means permits and code enforcement run through the city. The foreclosure process is governed by Nevada state law and recorded with the Clark County Recorder, the same as everywhere in the valley.
Do you buy horse properties or large custom lots?
We look at them case by case. Unusual properties can be harder to sell through a standard listing, which is sometimes where a cash buyer fits. Wells, septic systems, outbuildings and zoning all matter, so we will be clear about whether we can make an offer or whether a specialist agent is the better choice.
How do I find out which HOA I belong to?
Your closing documents, the recorded covenants for your subdivision, or a recent dues statement will name it. In Providence and other master plans you may owe both a master and a neighborhood association. A title company can also confirm which associations are on record for the property.
