Henderson is an incorporated city, so permits and code matters run through the City of Henderson rather than Clark County. Its housing story is mostly a story of planned communities, each with its own association structure.

Green Valley, the valley's first big master plan

American Nevada Corporation, owned by the Greenspun family, began planning Green Valley in 1973 and opened it to the public in October 1978, years before Summerlin. The original Green Valley streets now carry homes from the late 1970s and 1980s, while Green Valley Ranch and Green Valley South filled in later inside the same master community. Older Green Valley houses often need roofs, HVAC and updates that a cash buyer can take on as-is.

Henderson annexed land for the first phase of Del Webb's Anthem in 1997, and the community opened in 1998. Can you buy a home in Sun City Anthem?

Age-restricted communities have occupancy rules, but those rules apply to who lives there, not to who can own and resell the home. We can buy and then resell to a qualifying buyer. Before selling, check whether a reverse mortgage counselor or the servicer can offer a route that lets you stay, if staying is what you want.

I owe my Henderson HOA and my mortgage is current. Is selling necessary?

Usually not as a first step. Ask the association or its management company for a written ledger and whether a payment plan is available. Many delinquencies are resolved that way. If the lien keeps growing and you would rather move, a sale pays off the balance at closing, but that is one choice among several.

Is my older Green Valley house too dated to sell?

No. Older Green Valley homes sell regularly, both to buyers who want to renovate and to cash buyers who purchase as-is. The trade-off is price against effort: listing after updates may bring more, while a direct sale skips repairs and showings. Comparing both before you decide is reasonable.
